Many homes here are on a private well and septic, and lot listings regularly show "well" for water. When the well stops, the whole house stops.
- First pump failures on 2000s-era homes now reaching their pump's typical lifespan.
- Flood damage. The community was hit hard by the November 2023 north county floods, with more than 10 inches of rain.
- Sulfur smell and iron staining, common with Florida well water. It isn't a pump fault, but mention it when you call.
- Short cycling from waterlogged tanks.

Common questions
Are most homes here on wells?
Many are. Check your utility bills: if you don't pay a water bill, your house water comes from your own well.
How long do well pumps last?
Many last 8 to 15 years. Homes built in the 2000s boom are now seeing their first pump replacements.
Is my water safe after the 2023 floods?
If floodwater reached your well head, the well should be disinfected and tested. The Florida Department of Health in Indian River County can advise.
